Business Comings & Goings: Oak Lawn to Announce 111th Street Anchor

Jive Turkey cooking in Morgan Park, Grassano's Pizza still open, Andriana Furs consolidates in Beverly.

 

Oak Lawn officials are expected to announce next week, possibly on Feb. 26, the first anchor store for the redevelopment project that will be getting under way this year at 111th Street and Cicero Avenue.

The village has for months been demolishing buildings at the site in preparation for the redevelopment project, which is being handled by Hamilton Partners.

Mayor Dave Heilmann teased Oak Lawn Chamber members with this piece of information but refused to disclose the pending lessee's name during his annual State of the Village address at the Hilton on Feb. 12.

“Once we sign, the rest of these spaces will fill up rapidly," Heilmann said.

“Who,” an audience member shouted.

The mayor said the anchor store would generate $50 million in annual sales and create 400 jobs.

“And that’s just one place,” he said.

The upscale retail development is expected to contribute generously to the village tax base, including $500,000 to $1 million in incremental property tax revenue; and $750,000 to $1 million in sales tax revenue.

The former Kmart, Heilmann said, previously generated around $210,000 in annual sales tax revenue.

Oak Lawn Village Manager Larry Deetjen told Patch that the village’s developers were in the final stages of lease negotiations with the unnamed anchor store. An announcement may be made next week.

Grassano’s Pizza still open in Oak Lawn

The recent and unexpected closing of Grassano’s Pizza at 14318 S. Will Cook Road in Homer Glen caught everyone off guard including family members who operate the original location in Oak Lawn.

“So sorry about that,” Grassano’s of Oak Lawn wrote on its Facebook page. “This one was owned and operated by other family members. I'm so very sorry they didn't notify their customers. And you're right to be upset about that. You're not the only one.”

The owners of the Oak Lawn location and said there are no plans to reopen the Homer Glen location.

Jive Turkey Now Cooking in Morgan Park

Aricka Westbrooks grew up in Beverly so it was only fitting that when she returned to the Windy City to relocate her business she wound up in the old neighborhood.

Westbrooks brought her fried turkey business, aptly named Jive Turkey, to Chicago from Brooklyn because she ships the birds all across the country and shipping costs are easier from Chicago to the rest of the country.

“She opened a pop-up retail store in November at 1979 W. 111th St. in time for the holidays,” said company spokeswoman Fonje Brown. “Business was so good she decided to stay in that location.”

Westbrooks, a 1988 graduate of Morgan Park High School, formed Jive Turkey in 2001 after she began deep-frying turkeys in her back yard because she missed the taste. She started selling turkey from a Brooklyn storefront in 2003.

Her unique company has been featured on the Food Network and the Travel Channel, Brown said.

“When she decided to move the business to Chicago she didn’t know she’d be returning to her roots,” said Brown. “Then she found this space, where she used to eat when she was in high school.”

Jive Turkey features 15 different kinds of deep-fried turkey and is preparing a “green turkey” in honor of St. Patrick’s Day.

“Aricka has come up with a green pesto that she will cover the turkeys with to give that seasonal color,” said Brown.

The restaurant sells everything from whole turkeys to legs to sandwiches along with the fixings.

Jive Turkey allows customers a display window so they can view the entire turkey frying process – from the lowering of the turkey into the hot oil to the emergence of the juicy golden bird.

Westbrooks is no stranger to helping the community, as well.

“She donated a bunch of turkeys to the South Side Irish Parade party and fundraiser last weekend at Bourbon Street,” Brown said.

Andriana Furs consolidates in Beverly

I am guessing Meijers at 111th, even with one being built in Evergreen Park. We miss the Kmart, but its good to know that the property is being developed to good use. Hey- a thought- How about Bass Pro! It's nice to fantasize! LOL!

Have you ever eaten at Flapjacks? It has the best breakfasts in Oak Lawn...just ask anyone waiting in line outside on any Sunday morning waiting their turn to get in. Even the owners will admit it needs redecorating, but they cannot go ahead with that until they find out from the village what their status is in this venture. They are operating in Limbo and still doing a great job!

Flapjacks is doing the right thing here. Hold out until the village decides to pay them 7 times what the property is worth. The longer they do not plan to sell the cost to the mayor just keeps going up. I have lived in Oak Lawn my entire life and have seen this happen before. King Dave will pay them what they want in the end so that his "vision" will be fulfilled. Any reputable store will notice that it is located in a dead end spot in the village, surrounded by a majority of "dead" space ie. Cemeteries to the south and East and industrial area to the South and West. Can't wait until this blows up in the taxpayers faces. But Dave and his mom are already happy-no matter what is built there. Maybe he will anounce that the "anchor" is going to be another fitness center, thats my guess. Put the senior center there.

The food was decent at Stacked...too bad that is overshadowed by their inept waitresses and tiny place. Sorry, I don't feel like sitting shoulder-to-shoulder by being packed in there.

Sticking with the favorite - Flap Jacks.. haven't had one bad service there - always fantastic.

I have a feeling the 111th & Cicero site is going to be a train wreck! The "recent schematic" looks just like it did before! What happened to opening up Stony Creek and leaving green space? This plan seems to cover up existing green space. We need quality shopping in OL, but we need it to be thoughtfully planned!

THE Mayor brags about the 111th development. The problem is the village has been talking about this development since 2005!!! This after millions of dollars lost in lawsuits against Kmart the overspending to acquire the other properties in the Development Also the 2.5 million spent on the Edgar funeral home back in 2008 and is now just a temporary doctors office until it is torn down for the development. I hope the project finally succeeds,but it has been an expensive mistake for taxpayers up until now.

You're right, Andy, the Village getting into the real estate business has been quite the misstep. Did you express these views to Mr Streit, one of the point men behind TIFing this area and subsequently acquiring the parcels? I mean, what with you supporting him during those years and helping get his opponent off the ballot and everything, I would think you would offer an opposing viewpoint in the name of Democracy.

OLG I never knew how Bob would vote until we had the meeting at the senior center back in 2005. I was shocked like everyone else when he voted for the tif since he was against the ones on 95th street. He said this would be different because it would not have a housing component to it. Everyone knows i was and still am TIF districts Including the Clerk,and other trustee candidates i still support to this day

The corner of 111th & Cicero is not a dead corner! It only seems that way because Kmart held it hostage for so long! And, I for one, as sick of driving past that corner to go find better shopping outside of Oak Lawn! There are plenty of residents in the SE corner of OL and in Mt Greenwood who want, and need, quality shopping without having to drive to Orland Park or further! It's just too bad that the residents have little to no actual input as to what goes in there!

I sure wish we could have a quality grocery, such as Trader Joes, Meijer, or Whole Foods. Driving to Orland is just terrible, and the city is over congested. I love Oak Lawn, but we need some more quality shops.
